2J Northway: Everything
2J Northway is a neighbor of ours. In 2019 after the loss of its owner, the family contracted Be Smart Homes to refresh and prep the house to go on the market. Our task was to refresh this 80-year-old home, to highlight the architectural beauty while downplaying the 80 years of life. It sold for 10K more than the estimated pre-prep value, and better yet sold on the first day on the market.
In 2020 the new owners asked us to rethink, redesign and remodel the home while they were still overseas. They loved what was done but after walking through the house they realized they needed larger spaces. For them, we put in new hardwood floors throughout the main floor, redid the main bath, replaced the tub with a larger walk-in shower, added a 1/2 bath, ripped out the kitchen and dining room reimaging how that space is used and installed a beautiful new eat-in kitchen, complete with marble backsplash and seating for up to 8.
"We inherited my sister’s Maryland townhouse this past spring. The clutter, the old mismatched furnishings and dingy interior made for a poor presentation for sale. David immediately had recommendations on cleaning crews, painters, junk removal as well as changing out many hardware items that needed replacement such as electrical switches. From the outset of the project, starting December 2019, David demonstrated a collaborative and patient spirit. He welcomed our input as we shared photos and references for what we wanted our kitchen or bathroom or living spaces to look like. And he also gave us his own professional advice of how to make the most of our 2-bedroom townhouse. We went through three rounds of design drawings with David, and at each step we appreciated both his creativity and flexibility in providing options and in advising us on designs and costs that made the most sense.
As the project moved from design to demolition to remodeling, David was a terrific project manager, arranging the purchase of materials, the scheduling and mobilization of contractors, and a strict eye to the quality of the workmanship. At times, David even lent his talents in carpentry to finish off projects in order to keep the project moving and to keep costs contained.
To top it off, all of this work was done while we were living overseas. Yet we never felt out of touch as he was responsive at all times and made the thousands of miles that separated us seem like nothing. Through emails, and the sharing of drawings and photos as the project progressed, David kept us informed about issues that came up and the decisions that we needed to make.
